A nightly clean is built for speed and consistency. It handles surfaces people touch and floors people walk on, and it does that well. What it is not built for is the soil that accumulates slowly out of sight: dust on vent grilles and high ledges, build-up behind equipment, grease film above the cooking line, and mineral scale in fixtures.
That accumulation is invisible week to week and obvious annually. Deep cleaning is the scheduled correction, and treating it as a separate line item rather than expecting the nightly crew to absorb it is what keeps both jobs done properly.

Much of New York's commercial stock is old, and older buildings deep clean differently. Radiator covers, high pressed-metal ceilings, deep window reveals, and decades of paint layers all hold dust in ways a modern fit-out does not. Access equipment matters as much as product.
Density is the scheduling constraint. Shared loading docks, tight service corridors, and limited overnight elevator access mean the work has to be sequenced tightly across a night or a weekend. We plan deep cleans around the building's access windows first, then fit the scope to the time genuinely available.
We inspect the space and identify what has actually accumulated, which is frequently different from what was assumed. The list is ordered by what will make a visible difference.
Deep cleaning needs uninterrupted access. We confirm what can be reached, what needs equipment, and which window the work fits into.
The work runs section by section so progress is verifiable and the space is usable again in a predictable order rather than all at once.
We review the finished work with you and recommend how often it should recur, which for most facilities is quarterly or twice yearly.
Deep cleaning in New York is generally quoted at roughly $0.20 to $0.45 per square foot for a full detail clean, or hourly for targeted work on a defined area. The range is wide because the driver is accumulated condition rather than floor area, and two identical floor plates can differ by a factor of three.
Kitchens and restrooms carry the highest cost per square foot, since descaling and degreasing are slow, manual work. If the budget is limited, we would rather concentrate on those two areas properly than spread a thin pass across everything.
